Tenant Selection Process

Many tenants and agents ask about the selection process and the amount of time it will take to approve a prospective tenant.

We make every effort to complete the process as quickly and efficiently as possible. Keep in mind obtaining past rental references, credit reports and background checks do take time. Further, after we have collected all the necessary information, we must obtain final approval from the Owner. This sometimes takes 24 to 48 hours because they live all over the world. It is important to complete your application thoroughly as to not extend the application process any further by us trying to procure relevant information.

  1. All adults must complete an application and applicants must have a monthly gross income of at least three times the rental rate.
  2. Applicants need to have acceptable credit history, with emphasis on past rental history including: evictions, judgments, late payments of rent, credit cards and loans. We are not permitted to divulge the information obtained from our credit check nor can we discuss the report itself.
  3. All applicants must pay the application fee before we will begin the application process. Applications will not be processed until the application fee has been received. If the fee is not received in a timely manner other applicants can be moved in front of you.
  4. Falsifying any information on the application is grounds for immediate denial of the application.
  5. When your application has been approved your or your agent will be notified and you will be required to bring in certified money for the amount of the earnest deposit or move-in funds depending on the terms of the lease. You must have all utilities transferred into your name and turned on by your move-in date.
  6. Generally applications are processed on a first come first serve basis, however, if multiple applications are received it is our legal responsibility to the owner to accept the most qualified tenant. We are fair and impartial and provide all information to the owner that we have obtained so they can make the final decision.
